Locus Estates, one of Ghana’s choicest home developers has in the last five years established its presence in the real estate market as a luxury and lifestyle home provider. Established in 2017, the company has successfully developed and delivered multiple properties in the capital.

Recounting the company’s journey over the last five years, its Chief Executive Officer, Yaw Afrifa observed that Locus “has maintained its reputation as a professional real estate brand. Continuous Developments

One distinguishing quality that has set Locus Estates apart in the market is its continuous project development which speaks volumes about its work ethic. According to Mr Afrifa, there has been no gap year in the five-year history of the company and there is no stopping.

For the CEO, the “continuous project developments year after year only tell of our hard work. We believe in having a solid and conscientious work ethic. We believe that work and diligence have a moral benefit and an inherent ability, virtue, or value.

From 2017 till now, we’ve developed homes and apartment buildings every year; without a gap year. For some years, we worked hard enough to release two or more projects to the public. For us, this is huge!”

Industry Challenges

Mr. Afrifa concedes the challenging industry environment places its own inertia on their activities. One of such challenge is finding available and suitable land. Finding the land may also come with its concomitant regulatory lethargy and bureaucracy.

According to him, a difficulty has been “getting excellent land to fit your plan; despite having the financial resources to do so. Another would be the bureaucracy for obtaining the necessary paperwork to start building. An example could be getting a building permit. It's an unnecessarily long process sometimes, which shouldn’t be.”

Another challenge in this industry, he says, is the lack of enforcement of building standards. Even though the Ghana Standards Authority and allied institutions in the built environment space have been trying to sanitize the space, it appears a lot is still required of them.

For Mr. Afrifa, the not-so-impressive regulatory showing has led to an almost haphazard building environment making enforcement of standards nearly non-existent. He says, “as a result, anyone can build just any structure without passing safety checks to sell at a lower price. The lack of quality control checks is a big deal in this industry.”

The Future



The last five years for Locus Estate have been good and Mr. Afrifa can only expect a brighter future. He intimates several more yearly developments designed and developed by Locus Estates collaborating with highly sought-after architects.

“We are excited to introduce real luxury to Ghanaians. We will present our branded residences that provide in-house spas and dining experiences alongside five-star service and tight security staff,” he says.

The CEO says the company has a lot planned for Ghanaians. He revealed that they are “working hard to introduce waterside homes and apartments where people can connect while enjoying the views, sounds and atmosphere of Ghana’s beautiful watersides. Biophilic design elements, like cascading gardens, are also planned throughout our projects, including apartments, penthouses, and terrace homes. We don’t want to spill too much of the beans, but we have lots in store for Ghanaians.”
